Nice location but hotel really needs to be renovated

After 30+ years of extensive business travel I usually go out of my way to find clean, comfortable accommodations - and TripAvisor reviews have become one of the resources I use in making selections. I recently stayed two nights at this hotel with a colleague whilst attending a business meeting a couple of miles south on Wisconsin in DC. Some of the previous reviews really concerned me - but we made the reservation here as my other choices (and conference recommended properties) were unavailable. This hotel is situated on one of the major roads leading into and out of Washington DC. After spending a few days walking back and forth to the Metro station (just south of the hotel by a brisk 5 minute walk) one notices the numerous upscale shops in the area. Here you will find the most expensive stores that you'd find in New York City, Los Angeles, etc. Even still - the area looked a little tired; I'd estimate that many of these establishments were built in the 70's and although there was a lot of construction in the area things could use a little sprucing up.
